Townhome buildings are frequently constructed as a continuous row of attached units under a single roof structure, which means storm damage rarely stops conveniently at a property line. A hailstorm severe enough to warrant roof replacement on one end unit has typically produced comparable impacts across the entire row, since the roof deck, underlayment, and shingle field usually run continuously across all the units in that building regardless of the interior unit divisions below.

This physical continuity has practical consequences for how a roof replacement project gets planned and executed. Roofing contractors generally treat a row building as a single roofing job rather than as several separate projects stacked next to each other, coordinating tear-off, deck inspection, underlayment, and shingle installation across the full length of the row in one continuous sequence. Attempting to replace only a portion of a continuous roof structure, leaving one section with old shingles butted against new material, creates both an aesthetic seam and, depending on how the transition is flashed, a potential point of water intrusion that a full-row replacement avoids. Deck inspection often reveals additional findings once tear-off begins, such as sections of plywood or oriented strand board that need replacement due to prior moisture exposure unrelated to the current storm.

Minnesota’s climate adds specific technical requirements to this kind of project. Building code in most jurisdictions calls for ice and water shield membrane extending a minimum distance up from the eave, intended to protect against ice dam backup that forms when heat escaping through the attic melts snow on the upper roof while the eave stays below freezing, allowing meltwater to refreeze and back up under the shingles. On a row building, this membrane needs to be installed continuously across unit lines rather than stopping at each unit’s boundary, since ice dams do not respect ownership divisions any more than the roof deck itself does.

Coordinating a row roof replacement through an insurance claim requires the association or its representatives to document damage findings consistently across the whole row, even when individual owners perceive different levels of urgency based on visible interior leaks versus purely exterior damage. An owner whose ceiling shows active water staining understandably wants faster action than a neighbor whose unit shows no interior symptoms yet, but the underlying roof damage assessment generally needs to address the row as a single structural unit for the repair plan, and often the appraisal, to make technical sense. Temporary measures such as tarping or emergency interior repairs to limit further water intrusion are typically handled separately from the permanent roof replacement timeline, since a full reroof cannot always be scheduled immediately after a storm.

Scheduling a row roof project also involves logistics beyond the roofing work itself, including protecting shared driveways, coordinating dumpster placement that may block one or more garages temporarily, and managing noise and debris across a stretch of attached homes rather than a single isolated structure. Associations and contractors that communicate a clear timeline to all affected owners before work begins tend to reduce the number of individual inquiries that arise once the crew is actively tearing off the old roofing.
