Anyone who has looked closely at an older brick chimney or foundation wall has likely seen efflorescence, the chalky white deposits that form on masonry surfaces, even if they did not know the term for it. Efflorescence occurs when water moving through masonry dissolves soluble salts present in the brick, mortar, or concrete, carries them to the surface, and leaves them behind as the water evaporates. It is a chemical process, not a structural failure in itself, and its presence indicates that moisture has been moving through the masonry at some point, though it does not by itself indicate when that moisture intrusion occurred or how severe it is.
This distinction becomes important in property claims because efflorescence is sometimes cited as evidence of storm-related water intrusion, when in fact it is at least as commonly associated with ordinary, long-term moisture exposure that has nothing to do with a specific weather event. A chimney crown with a hairline crack that has allowed minor water infiltration for several seasons can develop efflorescence gradually, and that gradual staining pattern looks quite different from a fresh, acute water intrusion event tied to a specific storm, though both can produce the same white mineral deposit. New construction is also prone to a temporary form of efflorescence as excess moisture from the original mortar and concrete mix works its way out during the first year or two after construction, unrelated to any external water source at all.
Evaluating efflorescence in a claims context generally involves looking beyond the deposit itself to the underlying cause: whether it is concentrated near a specific crack, joint, or flashing detail that would explain a point source of water entry, whether it appears uniformly across a large area suggesting a broader moisture issue, and whether the staining pattern is consistent with a recent event or with a longer accumulation. Efflorescence can typically be brushed or washed off without damaging the masonry, and its presence alone does not necessarily indicate that a repair beyond addressing the underlying water entry point is needed, though repeated efflorescence in the same location often signals a persistent path for water that merits closer investigation.
It is worth noting that efflorescence is a masonry moisture indicator and should not be confused with organic growth or biological staining, which involves an entirely different set of causes and remediation approaches that fall outside the scope of typical masonry claim evaluation. The specific salts involved can also vary depending on the source materials used in the original brick or mortar, and in some cases a laboratory analysis of the deposit can help confirm whether it originates from the masonry units themselves or from an external source such as deicing salt splashed up from a nearby driveway or sidewalk.
An appraiser encountering efflorescence during an inspection generally documents its location and pattern as part of the broader evidence about a masonry component’s condition and moisture history, without treating the deposit itself as proof of either a covered event or a pre-existing condition, since that determination depends on the fuller context of the claim.
