Drip edge looks like a minor detail on a roof, a narrow strip of formed metal tucked along the eaves and rakes, but its presence or absence has become one of the more common points of technical discussion in residential roofing claims. The reason traces partly to how recently it became an explicit code requirement rather than an assumed best practice.
Before the 2012 edition of the International Residential Code, drip edge was not consistently called out as a mandatory component in the body of the code text, even though many contractors installed it as standard practice and some manufacturers required it for warranty purposes. The 2012 IRC added specific language requiring drip edge at eaves and gable rakes, with minimum overlap and fastening spacing, in the section addressing underlayment and flashing. Because building codes generally apply to work performed after adoption rather than retroactively to existing construction, a roof built or last replaced before a jurisdiction adopted the 2012 IRC, or a later edition carrying similar language, may lack drip edge without having been out of compliance with the code in force at the time.
Functionally, drip edge serves two purposes. It directs water away from the fascia and into the gutter rather than allowing it to wick back under the shingle edge and rot the roof deck, and it provides a mechanical anchor point at the vulnerable perimeter of the roof where wind uplift forces are highest. Aluminum and galvanized steel are the most common materials, formed in an L or a modified profile depending on the application, fastened at intervals specified by the manufacturer and code. Installers generally place drip edge under the underlayment at the eaves and over the underlayment at the rakes, a sequencing detail that affects how water is shed at each edge and that inspectors commonly check when evaluating whether a completed roof was assembled correctly.
Adoption of the 2012 IRC, or a later edition carrying comparable drip edge language, did not happen uniformly across the country or even within a single state. Some jurisdictions adopted the relevant edition close to its release date, others waited years, and some adopted a later edition with local amendments that modified the drip edge provision itself. This uneven adoption history means the drip edge requirement in force for a given property depends on the specific jurisdiction and the date of the permit in question, not on a single national effective date, and it is one reason a code citation in this area should identify the exact edition and jurisdiction rather than referring to the requirement in general terms.
When an older roof without drip edge is replaced after a storm, the question of whether to add it, and who is responsible for that cost, often surfaces. From a construction standpoint, adding drip edge to a reroof is a straightforward and common practice consistent with the current code edition adopted by the jurisdiction. Whether that addition is treated as a covered code upgrade under a specific policy, subject to an ordinance or law provision or similar language, is a coverage question that belongs to the policy and the parties to it, not to the technical scope of an appraisal.
