Brick and stone veneer are durable materials, which is exactly why disputes over what caused a crack or a chip tend to be detailed rather than simple. Impact damage from hail or wind driven debris typically shows as a fresh chip or crater on the face of a brick, often with a lighter, unweathered color at the break point because the interior of the brick has not yet been exposed to the elements, and it tends to appear on faces oriented toward the storm’s approach direction. That pattern, a directional concentration of fresh looking impact points, is one of the more reliable indicators an appraiser looks for when trying to determine whether veneer damage is storm related.
Age related movement cracking looks different. Settlement cracks typically run diagonally through mortar joints in a stair step pattern, often originating near openings like windows or doors where stress concentrates, and they tend to show weathered, dirt filled edges rather than fresh, bright breaks. Efflorescence, the white chalky mineral deposit that appears when moisture moves through masonry and evaporates at the surface, is a sign of ongoing moisture movement through the wall rather than storm impact, and its presence or absence, along with its location, is one more data point in building a complete picture rather than a single deciding factor on its own.
Matching is frequently the most consequential part of a brick claim. Brick is manufactured in specific clay blends, sizes, and colors that change over time, and many brick lines used in residential construction from past decades are simply no longer produced. When even a small area of veneer needs replacement, the practical question becomes whether a close enough match exists to blend into the surrounding wall or whether the mismatch will be visually obvious, which can affect whether the reasonable scope is a spot repair or a larger area, sometimes an entire wall or elevation, to achieve a uniform appearance.
Tuckpointing scope, meaning the repair or replacement of deteriorated mortar joints, also comes up frequently in these claims, both as a standalone issue when storm related moisture intrusion has accelerated mortar failure, and as a companion item when brick units themselves are being replaced, since new mortar generally needs to be worked into the surrounding joints to avoid an obvious patch line. Mortar color, joint profile, and tooling style all vary by era and by mason, which is one more reason a careful side by side comparison of existing and proposed materials is part of a thorough evaluation rather than an afterthought.
