A roof inspection connected to an insurance claim is only as useful as the documentation that comes out of it. Two inspectors can walk the same roof and reach different conclusions if one produces a thin file and the other builds a complete record. For an appraisal panel trying to form an independent opinion on scope and cause, the quality of that documentation often matters as much as the inspector’s conclusions.

A thorough roof inspection file typically starts with an overview of the property, a few context shots showing the whole structure, its orientation, and surrounding features like trees, chimneys, and adjacent rooflines. This matters more than it might seem, because wind and hail damage patterns are often directional, and knowing which slope faced a storm’s approach helps explain why damage is heavier on one side of a roof than another.

From there, a good file works slope by slope. Each roof plane gets its own set of photographs, typically wide shots showing the full slope and closer shots documenting specific findings, whether that is hail bruising on shingle mat, creasing consistent with wind uplift, granule loss patterns, or, on the other hand, evidence of aging like curling, cracking, or brittleness unrelated to a specific storm event. Photographing every slope, not just the ones with obvious damage, is what allows a later reviewer to compare conditions across the roof and understand why an inspector reached a particular conclusion about which areas were affected.

Test squares are a common and useful tool in this process. Marking off a defined area, often ten feet by ten feet, and counting hail hits within it gives a repeatable, countable basis for damage assessment rather than a general impression. Photographing the test square itself, with the boundary marked and the count visible or noted, lets someone reviewing the file later verify the methodology rather than just trust a stated number.

Measurements matter just as much as photographs. Roof pitch, square footage by slope, and the number of layers of roofing material all affect both the scope of repair and the pricing. A file that includes accurate measurements, whether from a physical measurement or a reliable aerial report, gives the appraisal panel a foundation for estimating that does not depend on guesswork.

Accessories are easy to overlook but frequently drive real cost differences. Pipe boots, vents, flashing at chimneys and sidewalls, gutters, downspouts, and any solar or mechanical equipment mounted on the roof each need their own documentation, since these components often show damage patterns different from the field shingles and require separate line items in an estimate. Ridge caps and starter strips along eaves and rakes deserve their own attention too, since they are frequently damaged or aged differently than the main roof field and are sometimes missed in a hurried inspection.

Finally, a strong file includes enough general context to establish age and condition, granule accumulation in gutters, visible repairs, or attic photos showing decking condition and any prior water staining. This helps distinguish storm related damage from wear that has accumulated over the roof’s service life, a distinction that matters a great deal in a neutral evaluation of the claim.

None of this documentation is meant to argue a predetermined outcome. It exists so that whoever reviews the file later can see clearly what was observed and reach their own informed conclusions about what the roof actually shows.
