Most residential roofs are built as vented assemblies, with open airflow through the attic beneath the deck. A growing number of homes instead use an unvented, conditioned attic assembly, where spray polyurethane foam is applied directly to the underside of the roof deck, sealing the attic off from outside air. When that construction method is present, several aspects of a damage evaluation change from what applies to a conventional vented attic.

In a spray foam roof assembly, the foam bonds tightly to the underside of the sheathing, whether open cell or closed cell foam is used, and that bond generally reduces movement and can add some resistance to fastener pull through compared to an unsupported deck. At the same time, it removes the ability to visually inspect the underside of the deck from inside the attic, since the foam covers the wood. Signs of moisture intrusion, delamination, or fastener backout that would normally be visible from below on a vented roof may not be observable the same way once foam has been applied.

This changes how evaluators approach questions about decking condition. On a vented roof, staining or deterioration visible from the attic side can help confirm or rule out a leak location and duration. On a foam insulated deck, that visual confirmation point is largely unavailable, so more weight tends to fall on evidence from the exterior, the topside condition of the decking once shingles are removed, and any moisture readings taken during inspection.

Fastener and repair considerations also differ. Because the foam is adhered to the deck, removing and replacing a section of decking on a foam insulated roof is more involved than on a vented roof, since the foam bond has to be addressed as part of any decking repair, not just the fasteners. This can affect both the scope and the estimated cost of decking replacement compared to a similar repair on a conventional vented roof.

Roof covering replacement over an unvented, foam insulated deck also needs to account for the fact that the assembly was designed without traditional attic ventilation, which affects whether code required ventilation provisions even apply, and whether specific underlayment or venting products are called for by the shingle manufacturer for use over this type of assembly.

For these reasons, identifying whether a roof deck has spray foam applied to its underside is an early, practical step in evaluating a roofing claim on this type of construction, since it affects inspection method, decking repair approach, and how ventilation related code and manufacturer requirements are applied, distinct from a conventional vented attic.
