Attic ventilation does not usually cause a storm to happen, but it shows up often enough in roof claims that a basic understanding of how it works helps explain why the topic comes up at all, and why it becomes a point of disagreement in some claims.

A properly functioning attic ventilation system relies on a balance between intake and exhaust. Intake typically occurs at the eaves or soffits, where outside air enters the attic space. Exhaust typically occurs higher up, through ridge vents, box vents, or other roof mounted exhaust vents, where warmer air exits. This continuous airflow helps regulate attic temperature and manage moisture, which in turn affects shingle temperature cycling and the risk of condensation on the underside of the roof deck.

Building code and industry standards generally reference a minimum ratio of net free ventilating area to attic floor area, commonly cited as one square foot of ventilation for every one hundred fifty square feet of attic space, or one for every three hundred square feet when specific conditions such as a vapor retarder are met, split between intake and exhaust. Actual attic configurations vary widely, and older homes in particular were sometimes built with limited or blocked soffit intake, insulation packed against the eaves, or a mismatch between the amount of intake and exhaust installed.

Ventilation becomes relevant in a damage claim in a few recurring ways. Inadequate or blocked ventilation can contribute to condensation, sheathing deterioration, or premature shingle aging over time, conditions that exist independent of a storm event and are generally considered a maintenance or design issue rather than storm damage. At the same time, storm damage such as wind loss of a ridge vent or physical damage to soffit material is a separate, event driven issue affecting the same ventilation system.

Disagreements often arise when it is unclear whether an observed condition, such as sheathing discoloration or shingle deterioration in a particular area, reflects a pre existing ventilation issue, storm related damage, or some combination of both developing over time. Separating those causes requires looking closely at the pattern and location of the condition, the type and adequacy of the existing ventilation system, and whether physical evidence ties the condition specifically to the event being claimed.

An appraisal panel evaluating a ventilation related item works from what the attic and roof structure actually show, together with applicable ventilation standards, rather than assuming any one explanation for a given condition. Ventilation is a good example of a topic where the physical building itself, not either party’s position, provides the most reliable answer.
