Appraisal Resolution serves the property insurance appraisal process in three ways, and every one of them runs on the same standard: strict neutrality, full independence, and no financial interest in the outcome of any award. We work with everyone involved in a property claim, policyholders, insurance carriers, appraisers on either side, and the attorneys and agents who support them, from smaller residential losses to multi million dollar commercial properties.

Appraiser Services

Retained by policyholders or insurance carriers to independently evaluate the amount of a covered loss. Every evaluation is grounded in the building, the damage, the documentation, and applicable construction and industry standards, using whatever estimating platform or method fits the file, Xactimate included, backed by more than two decades of hands on construction and restoration experience. We are not advocates. We form our own independent opinion and go from there.

An appraiser engagement typically begins with a conflict check and a written engagement covering scope and fees. From there the work follows the process itself: reviewing the demand and documentation, inspecting the property, preparing an independent scope and estimate, comparing positions with the other appraiser, and working through the panel to a signed award. The same disciplined file gets built whether the client is a homeowner, a business, or a carrier.

Umpire Services

Retained by the two party appointed appraisers when they cannot agree. Both appraisers receive the same access, the same questions, and the same time and attention, and the final decision follows what the evidence actually supports. Listening comes first, ethics are not negotiable, and once any two of the three sign the award, the matter is decided, which is why choosing the right umpire matters. Appraisers on the policyholder side and the carrier side alike retain Appraisal Resolution for exactly that reason.

An umpire engagement typically starts when both appraisers agree on the nomination. Any potential conflicts are disclosed before acceptance, fees are agreed in advance, and the work proceeds through document review, inspections where the dispute calls for them, and private panel deliberation until the award is signed. Credentials include umpire and appraiser coursework and certification through recognized industry organizations.

Consulting Services

Once a party appraiser is appointed, independence rules limit what that appraiser can discuss with the party who hired them. Policyholders, carriers, adjusters, attorneys, and even other appraisers are sometimes left needing background, and that is where consulting fits. Appraisal Resolution offers a range of consulting services, available equally to any participant in a claim.

Appraisal Consulting. Process education and preparation support: how appraisal works, what documentation panels typically rely on, and practical help getting estimates, photos, and reports organized so a panel can do its work efficiently. We do not determine coverage, and nothing we provide is legal advice.

Construction Consulting. Construction facts for claim participants: how building components are assembled, what repair versus replacement involves for a given assembly, and what recognized industry standards address. Backed by more than two decades of hands on construction and restoration experience.

Specific consulting engagements include:

  • Property Inspections. Onsite documentation of damage and property conditions.
  • Estimating. Preparation of detailed repair or replacement estimates, Xactimate included.
  • Appraiser Selection. Understanding the qualifications worth weighing when selecting a party appraiser.
  • Causation Review. Technical review of damage indicators as they relate to a claimed event, within the limits the policy and the jurisdiction place on causation.
  • Scope of Loss Review. Line by line review of an estimate for missing or overstated items.
  • Estimate Comparison. Side by side reconciliation of competing estimates and where they diverge.
  • Damage Documentation. Photos, measurements, and condition records prepared to the standard appraisal panels rely on.
  • Appraisal Process Guidance. Walking a party or their staff through how the appraisal process runs, start to finish.
  • Attorney and Expert Support. Technical consulting for counsel on amount of loss questions. We are not attorneys and provide no legal opinions.
  • Building Code and Repair Standards Review. How recognized industry standards and code requirements bear on a repair approach.
  • Pre Loss Condition Documentation. Recording the condition of a property before storm season, a transaction, or a renewal.

Consulting engagements are available by retainer or by the hour, for policyholders, insurance carriers, and the attorneys and agents who support them.

The independence line: a consulting role on a claim means we will not later serve as appraiser or umpire on that same claim, and we disclose that up front. Independence is the entire value of this practice, and that line is what protects it.
