Beneath every shingle roof sits a layer of structural sheathing, most commonly plywood or oriented strand board on homes built in the last several decades, though older Minnesota homes sometimes still have spaced board sheathing, also called skip sheathing, installed with visible gaps between boards. This decking layer provides the nailing surface for shingles and the structural diaphragm that ties the roof framing together, and its condition is only fully visible once the existing shingle layers and underlayment have been removed. Spaced board sheathing was common practice on homes built before plywood became widely available, and the gaps between boards, originally intended to allow wood shingles to ventilate, present their own considerations when a home has since been converted to asphalt shingles.
Deterioration in roof decking shows up in several recognizable forms. Plywood can delaminate, with its individual veneer layers separating and creating soft, spongy areas that flex noticeably underfoot. Oriented strand board tends to swell along its edges when it absorbs moisture repeatedly, creating a raised ridge at panel seams that telegraphs through the shingles above as a wavy line. Long-term nail pull-through, where fasteners have worked loose from repeated wind uplift over the years, can leave enlarged, rounded holes in the decking that no longer hold a nail securely, and water staining or darkened wood on the underside of the deck often points to a history of moisture intrusion, whether from prior roof leaks, ice damming, or condensation from inadequate attic ventilation.
Determining whether a given area of decking needs to be replaced typically happens during the tear-off process itself, when a roofer or inspector can walk the exposed deck, look for soft spots, and check individual panels for adequate fastener holding power. Distinguishing damage caused by the storm event under evaluation from deterioration that predates it generally involves looking at the pattern and extent of the affected area, the presence of prior staining or repair, and whether the decking condition is consistent with the age and ventilation history of the specific structure. Attic ventilation and insulation levels are worth noting as part of this review, since inadequate ventilation is a common contributor to long-term moisture buildup on the underside of a roof deck in a cold climate like Minnesota’s.
Because decking problems are frequently discovered only after tear-off begins, it is common for a roofing scope to include a per-sheet allowance for deck replacement, with the actual quantity confirmed once the roof is open and the sheathing can be examined directly. Documenting that examination, including photographs of specific panels and their condition, is a routine part of building an accurate and supportable record of the work performed.
Building codes such as the International Residential Code also set minimum standards for replacement sheathing, including panel thickness, fastener type and spacing, and, in some jurisdictions, a requirement to fill any gaps in spaced board sheathing with solid material before certain shingle products can be installed over it. These code-driven requirements are separate from the question of what caused the original decking to deteriorate, but they directly affect the quantities and materials that end up reflected in a supportable roofing estimate once the deck has been opened up and examined.
