Stucco and EIFS, exterior insulation and finish systems, look similar on the surface but are built very differently, and understanding that difference is central to evaluating damage claims involving either one. Traditional hard coat stucco is a cement based plaster applied in multiple layers over a wire lath, producing a hard, dense, relatively brittle surface. EIFS is a lighter system built around a rigid foam insulation board, coated with a reinforced base coat and a thin, flexible finish coat, and while it can resemble stucco visually, it behaves quite differently under impact because of the foam substrate underneath.
Telling impact damage from cracking due to building movement is one of the more nuanced parts of evaluating either system. Movement related cracking, whether from foundation settlement, thermal expansion, or normal building flex, typically follows predictable lines, often at corners of openings like windows and doors, at material transitions, or along control joints, and tends to be a hairline crack that has been there long enough to collect dirt in the crack line. Impact damage, whether from hail or wind driven debris, tends to show as a more localized fracture, chip, or puncture at a discrete point, sometimes with a visible crater or spidering pattern radiating from a central impact location, particularly on EIFS where the softer foam substrate underneath can dent or crush under an impact that would just chip hard coat stucco.
Patch matching is a genuine technical challenge on both systems, more so than with most other siding materials. Stucco color and texture depend on the specific sand, aggregate, and finish technique used, and even a skilled patch can be visible under certain lighting once it has weathered differently than the surrounding original material, since new stucco cures to a different color than aged stucco exposed to years of sun and weather. EIFS presents a similar challenge with its finish coat, where color batches and texture techniques vary, and a patch that looked acceptable on the day it was applied can become more visible over time as the surrounding original material continues to weather at a different rate.
Because of this matching difficulty, evaluators frequently rely on sampling, meaning a close, side by side comparison of the damaged area against adjacent undamaged material, sometimes across an entire elevation, to judge realistically whether a spot repair will blend acceptably or whether the extent and pattern of damage supports a broader scope to achieve a reasonably uniform appearance. That judgment is based on the physical evidence in front of the evaluator rather than on an assumption about what should be sufficient.
